Start with what the door actually does

There is a real difference between four failures that all get described the same way. The door goes down a few inches and reverses. The door goes almost to the floor, touches, then goes back up. The door does not move at all but the opener light blinks. Or the door closes only if you hold the wall button down. Each points somewhere different, and telling the technician which one you have shortens the visit considerably. Every branch below is on the main service list.

Reversal partway down: the beam

If the door reverses immediately and the opener light flashes ten times, the photo eyes are not seeing each other. Something in the path, a lens filmed over with salt haze, or a bracket nudged out of aim. This is the first thing to rule out and it is covered in detail under sensor repair. Federal rules have required that beam or an equivalent edge sensor on residential openers built since January 1, 1993, so almost every door in the city has one and almost every door in the city can be stopped by one.

Reversal at the floor: force, or ice under the seal

A door that touches down and comes back up has hit resistance the opener reads as an obstruction. The federal standard requires the operator to begin reversing within two seconds of contacting a one-inch obstruction and then return to the fully open position, so the opener is doing exactly what it should — it is the resistance that is wrong. In February the resistance is often literal. Meltwater from a plowed driveway runs under the bottom seal, freezes to the slab overnight, and welds the astragal down; with 56 freeze-thaw cycles in an average year that happens repeatedly rather than once. Chip the ice out, do not raise the close force to overcome it. Turning force up is how a bent bottom section or a cracked panel begins. A seal that ices repeatedly usually needs a new bottom seal and threshold instead of more motor.

Blinking light with no movement, and the lock

If the opener light blinks steadily and the door will not move at all, most units are telling you the vacation or lock mode on the wall console is engaged. Holding the lock button on the console for a few seconds clears it. The other version of this problem is mechanical: a slide bolt or T-handle left thrown into the vertical track stops the door dead, and if the opener keeps pulling it strips a gear or bends the track.

Constant pressure only, and travel limits

If the door closes only while the button is held, the opener has decided its secondary protection is unreliable and dropped into the constant-pressure mode the standard allows, which also disables the remotes for closing. Faulty sensor wiring is the usual reason. Separately, a down-limit set too far past the floor makes the opener keep driving after the door lands, which reads as an obstruction; set too high, the door stops an inch off the slab and lets weather in. Limits are adjusted at the motor head and take a few minutes.

What the visit covers

The technician reproduces your symptom, works the branch it belongs to, and tests the result with the one-inch obstruction check before leaving. Where the fault is a stiff door rather than an electronic one — dry rollers, a spring out of balance, a dragging track — you get told that plainly, with the price of fixing the cause instead of the symptom.
