Replacement is a strip of the correct profile, cut to width, fed through with a little soapy water as lubricant. Getting the profile right is the whole job, and it is the least expensive item on the service list here.
This is the mechanism that ends most bottom seals in this area. Meltwater from a plowed driveway runs under the seal onto the slab, then freezes overnight. Ice under the rubber bonds the seal to the concrete, and the next time the opener lifts, it tears the seal out of its retainer or pulls the astragal loose. With 56 freeze-thaw cycles in an average year that sequence repeats through the whole winter rather than once. The same ice is why a door reverses at the floor: the opener meets resistance and reads it as an obstruction, which is set out under a door that will not close. Stop molding is the vinyl-flanged trim nailed to the outside of both jambs and across the header; the flexible flange is what actually touches the door. It goes brittle from ultraviolet exposure on a south or west elevation and cracks off in pieces. Replacement is trim work: pry the old strip, check the jamb behind it for rot in the bottom eight inches where snow piles, and fasten the new strip so the flange has light contact rather than compression. Too tight and the door binds and the opener fights it.
A threshold is a bonded rubber ramp fixed to the slab just outside the door line, and it works with the bottom seal rather than replacing it. It earns its keep in two situations. One is a driveway that slopes back toward the garage, common on the older lots in Hobson West, built from the mid 1970s into the 1980s. The other is a slab that has settled or heaved: with a design frost depth of 61 inches in this region, movement at the garage apron over decades is normal, and a slab that has lifted at one corner leaves a gap no flat seal will close. A threshold is set in adhesive on a clean, dry slab above about 50 degrees, which in practice makes it a spring-through-fall job, not a January one.
A quarter-inch gap under a door is enough for a mouse and generous for insects. The corners are the usual entry: the astragal ends where the retainer ends, and if the stop molding does not overlap it, a triangular hole is left at each bottom corner of the opening. Corner pad inserts close that, and they are a two-dollar part for a problem homeowners often treat with traps for years. Weatherstripping is also not insulation — an uninsulated steel door with perfect seals still radiates heat, and insulation is a separate decision.
The retainer profile and door width measured, the correct bottom seal fitted, jamb and header stop molding replaced where it has cracked, corner gaps closed, and the bottom section checked for rust-through where salt collects behind the retainer. If the jamb itself has rotted, you get told that before new trim is fastened to soft wood.
