Overlay sectional versus a true swing-out door

An overlay carriage door is an ordinary sectional door — same torsion bar, same track, same opener — with applied trim boards, decorative hinges and handles, and often a row of windows in the top section, arranged so the door reads as two hinged doors. It gives the appearance without changing how anything works. A true swing-out pair hinges at the jambs and opens outward, and a slide-to-side runs the panels on a bottom track to one side of the opening. Both are real carriage doors and both need swing clearance in the driveway, purpose-made jamb hardware, and a completely different operator — a jamb-mounted arm unit for swing-out doors, not a rail opener. Both appear under door replacement on the service list.

The Historic District, and the approval that is not automatic

Naperville's local historic district runs roughly from North Avenue on the north to Chicago, Jefferson and Franklin Avenues on the south, and from the east block face of Columbia Street west to Loomis, Ellsworth and the west block face of Center Street, taking in part of the North Central College campus. It covers 322 properties and 310 principal structures, about 36 percent of them built in the 19th century, plus 258 secondary structures — most of which are garages. Exterior alteration to a landmarked property or one inside the district generally needs a Certificate of Appropriateness, reviewed either administratively through the city's fast track process or by the Historic Preservation Commission at a public meeting. The fast track list covers in-kind door replacement in wood or the original material where the opening and style match. Garage doors are not on that list, and the city notes that approval is not needed for work on facades other than the primary facade. In practice, a detached garage at the back of a lot and a garage door facing the street are two different applications. Confirm which category your project is in with the city before ordering a door, because a custom door is built to order and cannot be revised after approval.

Materials, and what each one costs you later

Steel with a composite overlay: the overlay is a moisture-resistant board rather than solid wood, so it holds paint far better through 56 freeze-thaw cycles a year and does not swell. Insulated versions are available. Solid wood, usually cedar or hemlock: correct on a genuinely historic house, and the only option that can be planed and refinished, but it moves with the seasons and needs refinishing on a schedule rather than when it looks bad.

Weight, springs and glass

Overlay boards, heavier gauge steel and window inserts all add weight, and the spring has to be sized for the finished door rather than the base panel. A carriage-style door with glass in the top section can run 40 to 80 pounds heavier than the plain door it replaced, which means new springs, sometimes a heavier bar, and occasionally a larger opener. Where the door is going onto an older frame, hinge, bracket and jamb condition should be checked before the new door is measured.

Lead time, and what should be on the order

A stock overlay door in a standard size can arrive within a week or two. Custom sizes, custom colors, true swing-out hardware and any door needing a Certificate of Appropriateness run several weeks or longer, and the approval has to be settled first. The order should name the manufacturer and model, panel construction and insulation, overlay material, hardware finish, glass type, exact opening dimensions, headroom and backroom, the track type, the spring specification for the finished weight, and removal of the old door.
